Virtual twilight edits are a great way to set your listing apart. They are created using a daylight photos to portray twilight. These images are a cost effective and time saving alternative to scheduling a separate dusk appointment.

My goal is to create top quality photographs of your home that will catch buyer’s eyes and attract offers. Following the suggestions in this checklist will not only help ensure the photoshoot goes smoothly and efficiently, it will also present your home in the best possible light!
Please have your home “photo ready” prior to my arrival.
Declutter and thoroughly clean the house so your buyer can imagine living in their new home!
Ensure access is available to all rooms within the home.
Depersonalize by removing all family photographs, mail, magazines, newspapers, etc.
Secure pets and remove pet beds, bowls, crates, toys, etc.
Open all curtains and blinds.
Turn on all overhead lights and lamps.
Replace any burned-out light bulbs.
Turn ceiling fans off.
Hide all trashcans — it’s best to hide them in closets or the garage.
Clear kitchen countertops by removing small appliances, dishes, sponges, rags, paper towel rolls, etc. The goal is clear countertops.
Remove all notes, pictures, and magnets from the refrigerator and any bulletin boards
Clear countertops in the bathrooms and put away all personal items.
Make sure the toilet seat is down.
Replace toilet paper with fresh rolls.
Remove all dirty towels, rugs and bathmats leaving out only fresh, unused towels.
Make sure beds are freshly made, wrinkle-free, and straight
In the bedrooms remove all personal items, tidy up clothes, valuables and toys.
Remove all vehicles and other items like (toys, hoses, yard tools, security signs, etc.) from the driveway.
Do not park cars on the street in front of the house. As clear a view as possible of your property is the goal.
Make sure garage doors are closed.
Remove trash cans, garden tools, garden hoses, and sprinklers from view.
Enhance curb appeal with pots of fresh flowers and/or greenery.
Clean and prep pool, spa and water features. Provide instructions to the realtor on how to turn them on.
Do not hose down your driveway, patios, and/or patio furniture the day of your shoot, since this can create puddles. Do this at least 24 hours prior to your photoshoot.
